One or several units. Know exactly what has been paid, what is outstanding, and what each tenant owes — without chasing WhatsApp messages or rebuilding spreadsheets.
Keep owner, tenant and payment records organised in one system. Share clean monthly statements with property owners without rebuilding a new spreadsheet each time.
Documents, ledgers, maintenance tracking and monthly reports across every property. With the Smart Invoice add-on, ZRA Smart Invoice is handled directly from the rent ledger (final certification in progress).
Designed for landlords without an accounting background. Set up your first lease, issue an invoice, and record the payment — in that order.
Tenant, property, rent, currency, and term. Entered once and reused on every invoice.
SETUP · ONE-TIMEOne tap generates a provisional invoice in Kwacha, with the rental tax band applied. With the Smart Invoice add-on, once ZRA certification completes, RentBook pushes it to ZRA and returns the Smart Tax Invoice. Send it on WhatsApp or email.
EVERY MONTHWhen rent arrives — bank, MTN MoMo, Airtel Money, cash — log it. The receipt sends itself. Your books reconcile automatically.
WHEN PAIDWith the Smart Invoice add-on, invoices you raise in RentBook are submitted to ZRA's Smart Invoice API through our integration partner, returning a ZRA Invoice Number, digital signature, and QR code attached to your record. The integration is in final certification with ZRA and switches on for Smart Invoice accounts the moment it completes.
RentBook ZM is built around three things every Zambian landlord has to deal with: ZRA's Smart Invoice requirement, the Bank of Zambia's currency rules, and Zambian tenancy record obligations.

With the Smart Invoice add-on, RentBook connects to ZRA's Smart Invoice API (final certification in progress). When you issue an invoice, RentBook submits it to ZRA and stores the Smart Tax Invoice number and QR code against your records. Without the add-on — including on the free trial — RentBook produces a provisional invoice and you issue the matching Smart Invoice through ZRA's portal yourself.
Where rent is contracted in USD and settled in Kwacha (or vice versa), RentBook records the FX rate used, the source, and the date — so the audit trail is on the document, not in a side conversation.
RentBook helps landlords maintain cleaner lease, invoice, payment and tenant records in line with common Zambian tenancy practice. For residential premises, the Rent Act, Cap 206 includes rent-book record requirements. For business premises, separate rules apply under the Landlord and Tenant (Business Premises) Act, Cap 193. Lease templates should always be reviewed by a lawyer before signing.
No setup fee. No card needed. Begin with a free 30-day trial, then continue on an annual package tailored to your portfolio.
We don't publish a price list — every package is quoted on portfolio size and confirmed on enquiry.
"I built RentBook ZM because I was that landlord — recording rents in a notebook, updating totals in a spreadsheet, printing statements to file by hand, then reconciling everything properly so that ZRA returns and Smart Invoices match and are submitted within the required deadlines. If you've been there too, this was built for you!"
RentBook stores your landlord, tenant, lease, invoice and payment records securely on dedicated private infrastructure, with encrypted sensitive data and nightly encrypted off-site backups. You can export your data at any time. We do not sell your information to third parties.
